Rental Criteria
All prospective tenants will be considered based on the following criteria:
- Ability to Pay
- Rental History
- Credit History
- Criminal History
Ability to Pay
We will verify the combined gross monthly income for the household, which must be three times the amount of the monthly rent, documented with 2 most recent pay stubs, last year’s W2’s or 1099’s, or last year’s tax returns. If income is lower, applicants must provide documentation of other income, such as child support, spousal maintenance, social security, disability, savings/checking bank statements, investment statements, employment letters, etc.
Rental History
We will verify the last 2 years of rental history. Please contact your current and previous landlords to let them know to expect to hear from us, so they respond as quickly as possible. If you currently own your home, please provide proof of ownership. An applicant with a pending eviction or a prior eviction with an open or unpaid judgment will be declined.
Credit History
We will review your credit report with the property owner, and while perfect credit is not a requirement since each of our properties is independently owned, there may be varying credit expectations. Each applicant must have at least 70% positive credit. If an applicant has filed bankruptcy, it must have been discharged at least six months prior.
Criminal History
We will review the criminal background report with the Landlord, and anyone with convictions for violent crimes within the past 5 years will be declined.
Pet Qualifications
All pets must be approved by the property owner, and additional deposits, as well as rent, may apply. If a pet is approved, the applicant must obtain renter’s insurance with a minimum of $100,000 liability and name the property owner and Cactus Valley Realty as additional insured parties.
Service or assistive animals are not considered pets. Documentation from a licensed medical professional may be required.
Application Process
Thank you for your interest in leasing a home through Cactus Valley Realty. A signed rental application is required from each person over the age of 18 who will occupy the home. The application fee is non-refundable
Step 1
Complete, sign and submit the provided application. Include proof of income/ability to pay and copy of photo id.
Step 2
Once the application is received, we’ll enter your information into the credit/criminal check system, where you will need to pay the application fee and submit your approval for credit and criminal background to be viewed by Cactus Valley Realty and the property owner.
Step 3
Provide any additional documentation requested.
We will do our best to review and approve all applications within 2-3 business days.
